A local charity owned this house and wanted to sell. They had been on market for 9 months with another agent with no results. House had been reduced to $72,000 from $92,000. They contacted me to assist them. I recommended they make a few changes costing about $2500. I listed it for $85,000 and had it under contract in 23 Days for $82,000. The buyer had seen it before and passed on it. Her agent suggested she take another look and she said "yes".
From Reluctant Rental to SOLD!
THis Easley home had been on the market twice before and did not sell. Owner decided to rent. When the renters finally moved, he again wanted to sell. Based on a referral from an active investor, he called me. The renters had certainly left their mark. I made recommendations that he invest about $4000. I handled all of the upgrades, including the wood laminate floors, kitchen island and new chandelier. Came in under budget due to smart shopping - $3200. Sold in less than a week.

Even track houses in neighborhoods that seem so much alike can greatly benefit from staging and good photos. My team installed a chandelier over the master bath tub as there was no light on that side of the bath. Then we staged and did photos. We had showings everyday and a contract in 10 days.
